The North Carolina Rate Bureau filed for a 42.2 percent statewide increase. After negotiation with Commissioner Mike Causey, the settlement caps the 2026 rise at 7.5 percent statewide and 35 percent per territory, with no new filing allowed until June 2027.

Not on June 1 directly. Your escrow account holds 12 months of premium. When your policy renews on its anniversary date - any day of the year - the new premium hits escrow. About 60 days later your lender runs an annual analysis and adjusts your monthly payment. Roughly 38 percent of NC homeowners get a shortage letter in 2026 and see an increase of $35 to $100 a month.

Can I switch carriers mid-policy?

Yes. You can cancel your current policy any time and switch. The current carrier refunds the unused premium (pro-rated, sometimes with a small fee). Your mortgage lender requires continuous coverage, so the new policy effective date should be one day after cancellation. Most Triad homeowners switch at renewal to avoid the back-and-forth.

What is the NC IBHS FORTIFIED Roof program?

An Insurance Institute for Business and Home Safety standard. A FORTIFIED roof uses sealed-deck membrane, ring-shank nails, and impact-rated shingles. It costs $1,500 to $4,000 extra at roof replacement. Carriers reduce premiums 5 to 15 percent and some give the discount for life of the roof. The NC Strengthen Your Roof grant covers up to $6,000 for qualifying homeowners.

My carrier dropped me at renewal. What now?

Non-renewal is increasingly common in NC. You have 45 to 60 days notice. First, ask why - older roof, claims history, or credit. If fixable, fix it and shop. If not, an independent agent can place you with a surplus-lines carrier (more expensive but available). Avoid lapses; force-placed insurance through your lender costs 2 to 5x market rates.

How is my dwelling coverage amount calculated?

It is the cost to rebuild from scratch, not the market value. A Greensboro home worth $385,000 market value might have $310,000 dwelling coverage because the lot is worth $75,000. Use replacement cost estimators (carrier tools or your independent agent). Under-insuring by more than 20 percent triggers coinsurance penalties at claim time.

Should I raise my deductible to save?

Yes, if you have cash reserves. Going from $1,000 to $2,500 deductible saves 15 to 25 percent on premium. On a $1,600 premium, that is $240 to $400 a year. Keep the savings in a savings account. After 5 years you have built a $1,200 to $2,000 cushion - usually more than enough to cover the higher deductible at claim time.

What is the 80 percent coinsurance rule?

Your dwelling coverage must equal at least 80 percent of replacement cost. If your home costs $400,000 to rebuild and you only have $280,000 of dwelling coverage, you are at 70 percent. On a $40,000 partial-loss claim, the carrier pays $40,000 x (70/80) = $35,000. The 80 percent rule punishes under-insuring with smaller payouts.

Does my flood insurance go up too?

Federal NFIP flood insurance is separate from the homeowners increase. NFIP rates are rising under Risk Rating 2.0, with annual caps at 18 percent. Triad and Wilkes inland properties typically pay $400 to $900 annually. Required only if you are in a FEMA flood zone (A or V) and have a federally-backed mortgage. About 5 percent of Triad mortgages require it.
