  1. Per diem interest. A 4.25 percent mortgage with a $235,000 balance accrues $27 a day. Close mid-month and you owe two weeks of interest at signing.
  2. HOA transfer fee. Some Triad HOAs charge $250 to $650 per transfer. Sherwood Forest, Buena Vista, and Reynolda have higher transfer schedules than typical Greensboro neighborhoods.
