NC High Country Fall 2026 Market Field Guide

Five numbers to carry into your search

The July 2026 High Country MLS report from the High Country Association of REALTORS covered Alleghany, Ashe, Avery, and Watauga counties. It recorded 209 closed residential sales, $150.4 million in combined closings, a $470,000 median sale price, 1,214 active residential listings, and 5.8 months of supply.

Where the median comes from

Watauga recorded 96 closings at a $657,500 median. Avery recorded 47 closings at $484,000. Ashe recorded 51 closings at $375,000. Alleghany recorded 15 closings at $340,000. Those figures explain why a regional median cannot price a specific town.

A January through June 2026 secondary MLS compilation reported a three-county median of $510,000 and 75 median days on market. Watauga median was $560,000, down 6.7% year over year, while Ashe and Avery medians rose 18.9% and 22.7%.

Portals answer different questions

Redfin reports closed-sale activity. Zillow Home Value Index is a modeled value. List portals show asking prices and inventory. Read the measure before using the number.

Use current property-level comparables before making an offer. A high median from three luxury closings is not a forecast, and a modeled value is not a substitute for a view-lot or mountain-systems analysis.

Due diligence

Protect the systems that protect your budget

Confirm road ownership and winter maintenance, driveway grade, retaining walls, septic permits, well yield, insurance availability, roof age, tree risk, internet service, flood and landslide indicators, and HOA or town rules. Land is a separate market: July showed 1,314 active land listings and 24.3 months of land supply, compared with 5.8 months for residential property.

Six fall moves: pick your use case; shortlist by county and ZIP; ask for closed comparables; use days on market intelligently; keep a repair and operating reserve; write a clean offer that protects the right inspections and documents.
