What Does a $350K Home Really Cost in the Triad NC? 2026 Field Guide
Payment, taxes, insurance, closing cash, and repair reserves for a 2026 buyer plan.

Freddie Mac reported a 6.76% national 30-year fixed average on September 10, 2026. A $280,000 illustrative loan at that rate is about $1,823 per month in principal and interest. The PMMS figure is a benchmark, not a specific Triad quote.

County taxes can change the monthly answer
North Carolina counties assess property at 100% of appraised value, but the rate and municipal layer depend on the address. On $350,000, county-only annual taxes are about $1,890 in Davidson, $1,750 in Randolph, $1,939 in Forsyth, and $2,763 in Guilford before city or special-district layers.

Do not use a county rate as a final tax quote. Add the municipality, fire district, watershed or special district when applicable, then ask the tax office how the current value and next reappraisal affect the address.
The quiet costs belong in the first draft
Insurance is not a fixed national percentage you can safely guess. North Carolina’s approved statewide settlement called for a 7.5% average homeowners increase effective June 1, 2025, and another 7.5% effective June 1, 2026, while individual territories and homes can vary.

Contract cash is not the same as down payment
North Carolina’s Form 2G explains that the due diligence fee is generally non-refundable, is immediately due to the seller, and is credited at closing. Your offer also needs a plan for earnest money, inspections, appraisal, lender conditions, insurance, survey, flood review, utilities, and closing funds.
