Why I Built My Own Real Estate Tools Instead of Buying kvCORE: A 30-Year Brokers Take

Quick answer: After 29 years in production and four years evaluating every major real estate tech platform, I (Teresa Overcash) chose to build my own 17-tool suite instead of buying kvCORE, BoldTrail, Lofty, Follow Up Boss, or Compass. The reason is simple: every platform on the market handles back-office work (CRM, leads, transactions), but none of them coach the agent through the actual client conversation. That gap is where deals are won or lost. Below is the honest comparison I ran in 2023 before I started building, plus what 60 coaching agents and 275 agents on the suite actually use most in 2026.

I do not say any of this to knock the platforms. They are excellent at what they do. Follow Up Boss is the best CRM I have ever used. kvCORE generates leads at scale. Compass has beautiful presentation tools.

But none of them sit in the passenger seat on the way to a listing appointment, none of them load the right script when a buyer pushes back at the kitchen table, and none of them translate a 47-page inspection report into a one-line negotiation answer.

That is the conversation I needed help with. So I built it.

I spent two years and roughly forty thousand dollars demoing, piloting, and partially deploying these platforms across my offices. Every single one made me more efficient at the things I was already doing. None of them helped me with the moments where I was actually losing deals. The pattern was so consistent it became obvious: the back-office category is mature and competitive. The field-coaching category does not exist yet.

The math made sense. I started with the tool I needed most for my own deals - Inspection Intel - because every buyer transaction in the Triad runs through an inspection negotiation and I was tired of doing the math by hand.

Then I built Results Reveal because my sellers needed a better listing presentation than the cookie-cutter slideshows every agent was using. Then Market Compass, because I was tired of guessing where each of the 819 NC zip codes I track sat in the cycle.

Each tool came from a specific moment in my own deals where I needed help and no platform offered it.

What I Would Tell Another Broker Owner Thinking About This Decision

If you are running a brokerage in 2026 and you are happy with your CRM, keep it. Follow Up Boss, kvCORE, and the rest of the back-office platforms are not your problem.

Your problem is what happens between the moment the agent gets the lead and the moment the deal closes. The conversations in that window are where your agents win or lose, and right now they are mostly winging it because no software company has built a tool for that gap.

You can wait for one of the platforms to figure it out (they will not - their business model is built around CRM, not coaching), or you can solve it yourself the way I did, or you can license what I have already built.

I did not build the suite to flip it. I built it because my own agents needed it and no one was going to build it for us.

But the moment my agents started seeing the numbers - 367 percent average lead growth across the 60 currently in Results Reset coaching, listings netting one to three percent more, deals closing thirty days faster - I realized this was bigger than my brokerage. So I opened it up.

How long did it take you to build the suite?

From the first wireframe to the first tool deployed in production was about six months. From there to the full 17-tool suite was roughly two years of building alongside running my brokerage and selling. AI development tools made the timeline possible. Without them I never would have started.

Did you have a software background before this?

\\n

No. I have a 30-year real estate background. The tools work because of the domain expertise, not because of the code. The code is good enough. The expertise is what makes the tools different.

Why not just partner with a software company instead?

I tried. Multiple times. The conversations always ended at the same place: the software companies wanted me to teach them, then go away. I was not willing to hand over 30 years of real estate experience and let someone else own the product I helped them build. So I built it myself and kept the ownership.

What is the biggest mistake you made along the way?

Building Market Compass before I had finished refining Inspection Intel and Results Reveal. I spread myself too thin. If I were starting over today, I would launch one tool, push it to mass adoption inside my own brokerage, prove the model, and only then start the second. I caught up. But the right sequence would have been one at a time.

Do you really still sell while running this?

Yes. I am still in active production. Top 1 percent nationally ranked, 29 years in. I still answer my own phone. I still walk listing appointments. I still negotiate inspections. The reason the tools work is that I am using them on my own deals every week. The moment I stop selling, the tools start to drift from reality. That is why I do not stop.

What would make you sell the company?

The right acquirer with the right vision for the field-coaching category. I am not in a rush. I built this because my agents needed it.
