Stacking is the legal layering of multiple programs on a single purchase. Done correctly, your out-of-pocket cash at closing drops to under $5,000 on a $250,000 to $295,000 starter home.

The first mortgage is typically FHA at 3.5 percent down (credit 580+) or an NC Home Advantage Mortgage (NCHFA-approved lender, credit 640+). The first mortgage is what the buyer signs the monthly payment on. Everything stacked on top covers the down payment and most of the closing costs.
