This is the Triad NC Market Pulse — a weekly Friday data drop covering Winston-Salem, Greensboro, High Point, Kernersville, and Clemmons, plus a running read on the High Country markets our team also serves. The numbers below come from Triad MLS observation, High Country MLS reports, our Realty ONE Group Results team production this week, and third-party aggregators cross-checked so you are not getting a single-source version of the truth.

Off-market deals are properties that trade before they ever hit the MLS. In the Triad in 2026, they cluster in two segments. On the luxury side, over $800,000, sellers want private marketing and a controlled buyer pool. On the entry side, under $300,000, motivated sellers and investor buyers move fast on price and terms without ever paying to stage or photograph a listing. This week our three off-market deals were all in that entry investment band. If you are a Triad investor and you are only shopping the MLS, you are seeing roughly two-thirds of what is actually trading in your price range.

Days-to-multiple-offer is the number that tells you what kind of market you are actually in. Under 7 days means aggressive multiple-offer season. Over 30 days means a normalizing market where negotiation is possible on price, repairs, credits, and closing timing. This week the Triad is running that latter pattern almost everywhere except the lowest price band. Due-diligence fees are landing in the 0.5 to 1.0 percent of purchase price band, which at current Triad price points reads as $1,500 to $3,000 typical. That fee level signals genuine buyer commitment without the escalation-clause behavior we saw in 2021 and 2022.
Micro-neighborhood watch: Buena Vista, Winston-Salem
Buena Vista in ZIP 27103 continues to run the strongest submarket numbers in Winston-Salem. Our own July 2026 Winston-Salem market report put the ZIP 27103 submarket (Buena Vista plus Ardmore plus West End) at a $612,000 median sold price, 28 days on market, and a 99 percent sold-to-list ratio against a citywide Winston-Salem median of $320,000. That gap — nearly double the citywide median, on inventory that turns 8 days faster than the city average — is what a genuine seller-favorable pocket looks like in a market that has otherwise moved into balanced territory. The Zillow typical home value for Buena Vista sits at $717,338, up 4.3 percent year over year, and Realtor.com reports a $742,000 median list price at the neighborhood level with 10 active listings.
What this means if Buena Vista is on your list: expect fewer bidding wars than 2022 but do not expect a discount. Come with financing pre-underwritten, be ready to make a decision inside a two-showing window, and price your offer within the 97 to 100 percent range of list unless there is visible condition or comp evidence to justify going lower. Sellers in Buena Vista should be preparing for a 3 to 5 week active listing window, not the 7 to 10 days that some agents are still promising.
Triad market-wide: sale-to-list ratios and DOM direction
The Triad remains a balanced-market with a modest seller lean below $500,000. Winston-Salem is running roughly 2 percent below list on average per Redfin, Greensboro is at 98.6 percent sale-to-list, and High Point is at 98.5 percent. Median days on market has climbed 5 days in Winston-Salem year over year and 10 days in High Point year over year, which is the clearest single signal that the pace has calmed. Regional inventory is up 11 percent year over year to roughly 4,950 active Triad listings per our summer inventory read, and months of supply sits at 3.6 across the major cities. That is still below the 4-month balanced threshold, so sellers hold the pricing edge under $500,000, but buyers gain real negotiating room above $625,000.
High Country context: Watauga, Ashe, and Avery
The High Country is running a different pattern than the Triad this year, and if you serve or shop both markets, it is worth watching side by side. The Leslie Eason H1 2026 report for Watauga, Ashe, and Avery counties clocks $471.7 million in combined volume, up 14.4 percent year over year, on 691 closed units (+10.2 percent). Regional median settled at $510,000 (+2.0 percent). The interesting story is inside the county numbers, not the aggregate.

Blowing Rock is the standout number of the year in the region — sales volume up 9.5 percent and unit sales up 28.8 percent with shortening days on market signal a genuine seller market inside a broader region that is running mixed. Boone itself logged 153 sales in H1, up 9.3 percent, but the county median dropped 6.7 percent to $560,000 as buyer mix shifted toward more mid-priced product. West Jefferson is the clearest buyer opportunity in the High Country right now, with homes selling about 4 percent under list and a 70-day median DOM that gives buyers room to negotiate price, seller concessions, and rate buydowns. Banner Elk continues to run wide — meaning the range from a $500,000 cabin to a $2.5 million estate all trades in the same market — so any single median number distorts what buyers and sellers should expect at their specific price band.

Not many multi-offers in this Triad market unless the property is under $300,000 and priced assertively. Over $300,000 the Triad has settled into a balanced market where negotiation is possible on price, terms, and timing. Off-market flow this week ran three firm exclusive deals, mostly investment properties, working through private-network channels rather than MLS. The signal to watch inside Winston-Salem is Buena Vista in ZIP 27103, where sold-to-list is holding at 99 percent and days on market is running at 28 against a citywide 36 — nearly double the city median on inventory that turns 8 days faster. Up in the High Country, Blowing Rock is the number of the year — unit sales up 28.8 percent with DOM shrinking is a genuine seller market inside a region that is otherwise running mixed.

How to Read the Signals This Week
A weekly market pulse is most useful when you read the signals together instead of treating any one number as a promise. A quiet week for multi-offer bidding does not automatically mean demand disappeared. It means the pace of the Triad has calmed to a point where negotiation is possible on the majority of transactions, particularly above $300,000. Likewise, the entry-level under $300,000 band is still competitive if the property is priced assertively on day one — the average number hides real submarket variation.
For buyers this week: separate urgency from leverage. If you are shopping under $300,000, prepare financing, inspection questions, and a due-diligence decision before you tour. That does not mean paying more than the home is worth. It means knowing the maximum price and the terms you can live with before emotions take over. If you are shopping over $300,000, and especially over $500,000, you can take a second showing, run a repair estimate, and structure a due-diligence fee at the low end of the 0.5 to 1.0 percent band while offering value on closing timing instead. The same list of questions creates a much safer offer in either environment.
For sellers this week: a Triad listing right now is a 3 to 5 week active window, not a 7 to 10 day sprint. Photograph well, price against verified sold comps in the last 45 days (not asking prices), and make showings frictionless from day one. If your first 10 days do not produce a serious showing pattern, revisit condition, presentation, and price band before you revisit price. Buena Vista owners in ZIP 27103 are the exception — that specific pocket is still moving on the seller-favorable side of the balanced range and can carry a slightly ambitious list price if the presentation matches the price.
The Triad is not one market. Winston-Salem, Greensboro, High Point, Kernersville, and Clemmons can move at different speeds in the same week, and even adjacent ZIP codes can have different buyer pools. That is why this pulse pairs the Triad-wide context with a specific submarket watch. If you are considering a move in the next 30 to 60 days, ask for a private read on your specific address and price band, not just the citywide median.
